How We Apply Commercial Coatings
Roof Assessment
We evaluate your existing membrane for ponding water, seam adhesion, and overall condition. Roof coatings only work on roofs that are structurally sound and relatively dry — we tell you honestly if your roof is a candidate.
Substrate Preparation
The existing membrane is cleaned, dried, and all seams are reinforced with fabric tape before the coating is applied. Skipping prep is the primary reason coatings fail early — we don't cut corners here.
Coating Application
Applied in two coats to the minimum dry film thickness required for the manufacturer warranty — typically 20–30 mils DFT. We use spray or roller application based on roof size and complexity.
Inspection & Documentation
Dry film thickness is measured after application to confirm coverage meets warranty minimums. You receive a written completion report and manufacturer warranty registration.
Coating vs. Replacement: How to Decide
Coatings are not a band-aid for failing roofs — they work best on roofs that are structurally sound but aging. If moisture testing shows wet insulation, or if your roof has widespread seam failures, a coating will seal water into the system and accelerate deck deterioration. In those cases, replacement is the correct answer.
Good coating candidates: flat roofs under 15 years old with less than 25% wet insulation by area, good substrate adhesion, and no significant structural issues. We assess your roof honestly and tell you which path makes financial sense — we do both, so we have no incentive to push one over the other.
